JOB DESCRIPTION: Property & Construction Maintenance Manager (80% Mobile)

Responsibilities:

The following is non-exhaustive as the property management department in nature is flexible per the needs of the client, the tenant, the season, and the other MRG departments:

· To handle general contracting work for the Landlord for build-outs of new tenant spaces and capital improvement projects at various shopping centers. Candidate may handle bidding with general and sub-contractors from all trades and build relationships with these vendors to obtain competitive bids.

· To oversee the Tenant’s work and the Tenant’s contractors that are working on a Premises.

· To take a project from start to finish and should be able to budget for new and potential retail tenants and capital improvements. The complete responsibilities may include project planning, cost management, time management, and contract administration for all improvements.

· To cover emergency issues at each property. To be the point of contact for onsite vendors and security as well as for fire/city departments.

· To conduct property inspections on a scheduled periodic basis.

· To issue professional verbal and written responses to Tenants and Vendors; to deliver expert customer service.

· To meet with vendors onsite – on the roof, on the parking field, at a municipal office – as needed.

· To assist the property management team with administering lease requirements for tenants including but not limited to encouraging the collection of periodic sales reports, certificates of insurance, signage changes and requests, equipment replacements, move ins and move outs, notice addresses, and contact information.

· To create and maintain the portfolio utility database; investigate variances/estimates; advise the property administrator with the billback for transition usage to Tenants.

· To winterize all properties in terms of utilities and security.

· To assist with property budgets and be familiar with property variances; assist with recurring maintenance and service agreements; be prepared to run apples-to-apples comparisons on expenses and take direction from the Property Manager.

· To spearhead the Master Key system for all vacancies and Landlord rooms.

· To assist in the marketing of MRG management services.

· To act as liaison between ownership, management, accounting, leasing, legal, construction and marketing as needed.

Compensation: Salary commensurate with experience

Must Haves:

· Access to reliable transportation. Time Estimate: 80% in the field and 20% in office

· Ability to troubleshoot basic plumbing, electrical, and mechanical issues and work with vendors

· Excellent time management and ability to effectively communicate. Ability to work independently.

· Ability to climb a 3-40’ ladder and carry up to 50 lbs comfortably.

· Customer service experience

· Basic knowledge of accounting, real estate, and leasing principles and the ability to perform quick mathematical calculations

· Detail oriented and work well as part of a team

· Strong technical skills and have a high proficiency for Microsoft and/or Google Suite

Nice to Have:

· Commercial Real Estate or vendor management experience

· Sage 300 Property Management, Yardi, ProCore, Trello, AvidXchange, GoFMX, or similar software experience

· Familiarity with the Neighborhoods and Communities where we work

· Degree from an accredited college or university, specialty in in architecture, civil engineering, or construction management

Job Type: Full-time

Pay: $62,000.00 - $72,000.00 per year
